Call of the Week: Student tenants heading home for Christmas
This week we were able to help one of our members, who is a student landlord, with a question about their rental property.
Whilst student landlords are much the same as other landlords, with their tenants having assured shorthold tenancies and with much of the same legislation being applicable, there are some issues that can affect student landlords more frequently.
One such issue surrounds students leaving the property and returning home for the winter. Whilst any tenant may leave the property around Christmas time to visit family, for students, this may be for a longer period of time of around a month whilst they have time off from their university course.
Our member wanted to know if there is anything they should take into consideration as their rental property is due to be empty for over a month.
Our advice
When tenants leave the property empty for a long period of time, often times the tenancy agreement will have a clause or clauses that requires them to inform the landlord when they intend to do this, and of any other obligations that the tenant should adhere to.
