The Tenant Survey: Energy Efficiency in the PRS
The NRLA regularly commissions the market research company Dynata to conduct a survey of 2,048 private rented sector tenants. This tenant survey asks questions about the tenants themselves, the properties they rent and their experiences and opinions of said properties. This blog looks at the selection of energy efficiency questions that tenants were asked.
Mediation & Redress
A recent survey (2021, Quarter 3) looked at the topic of mediation and redress. Seeking possession of property can be a lengthy process for landlords, especially when the process goes to court. The NRLA supports new approaches to dispute resolution and the development of a new landlord/tenant conciliation service.
Why are landlords exiting the PRS?
In November 2021 the London School of Economics (LSE) published a report commissioned by the NRLA. The purpose of this research was to look at the impact of tax policy on landlords. This blog looks at former landlords and why they have left the sector. The LSE researchers found the key reason is not Covid-19, but tax and other associated costs.
Property MOTs: A licensing alternative?
The NRLA recognise the advantages adopting of a so-called Property MOT could bring as a replacement for the myriad of local licensing schemes. Using safety certificates, rather than local authority inspection, the MOT is seen as a mechanism to drive a uniform approach to standards. This incorporates current, necessary checks on gas and electrical safety as well as a range of less frequent checks such as EPC rating.

The data collected to form this infographic is collected from the Family Resources Survey conducted by the Department for Work and Pensions. It provides a snapshot of the private rented sector, detailing some key demographic features of the sector.
Landlord Confidence Index Q2 2021
The Landlord Confidence Index (LCI) summarises in infographic form how the key influences and policies which have an impact on the supply side of the PRS feed through into market confidence and psychology. Landlord Confidence Index (LCI) No.10: 2021 Q2
The 2021 Qtr2 survey shows a marked upturn in confidence from the previous quarter. Confidence is increasing across England and Wales, this quarter saw the highest ever national confidence score. Confidence in Yorkshire & the Humber attained the first net-positive score.

The Welsh Enforcement Index: The Persistence of Inconsistency
In late 2020, the NRLA (National Residential Landlords Association) Research Observatory began to collect data and evidence on how enforcement powers available to Welsh local authorities were being deployed in the Private Rented Sector (PRS). It is intended to be a follow-up to the recent review of Rent Smart Wales by the NRLA. The focus of this study was slanted towards mandatory and discretionary licensing, and the efficient, effective and economic enforcement of existing regulations.
