Buy and sell property direct with other landlords on the Movewise and NRLA Marketplace

With the latest NRLA Landlord Confidence Index showing that one in three landlords is planning to sell property this year, NRLA partner Movewise has recently unveiled its brand-new Marketplace, which allows landlords to buy and sell property directly with other landlords.
Unlike other property platforms, the Marketplace has been created specifically for landlords, and allows investors to search by region, price and yield, and view photos, floor plans and details of the rent and tenancy status. Buyers can register their interest directly through the Marketplace, and request more information from the Movewise property team.
For landlords selling property, Movewise can list details on the Marketplace, giving direct access to the NRLA's 100,000 members, in addition to marketing with the top-performing local estate agents. Movewise offers a full sales management service, with expert independent advice and dedicated sales advisors who handle the stress of dealing with agents and solicitors, and work on the seller's behalf to ensure a smooth transaction. When selling through Movewise, NRLA members qualify for a discounted commission rate.
Why sell direct to landlords?
Landlord-to-landlord sales are becoming ever more vital to the private rented sector, as many of those who bought in the original BTL boom of the late 90s approach retirement age. A recent study by Hamptons estate agents found that three-quarters of sales in the sector last year were driven by landlords retiring. If these properties are sold outside the PRS, the shortage of rental property in the UK will continue to grow. Selling to buyers within the PRS helps to preserve the supply.
As those older landlords retire, there are younger investors looking to take their place. Despite (and, indeed, because of) the well-publicised challenges faced by landlords currently, demand for rental property is extremely high. Movewise maintains a growing list of potential buyers, many of whom are looking for property with existing tenants. While the Marketplace is open to both tenanted and vacant properties, many buyers are looking for ready-made investments with tenants in place.
