1. Regulatory Briefing & Housing Market Update with Richard Blanco

Richard will provide an update on the progress of the Renters Reform Bill and all the latest regulatory and campaign developments.  He will also provide some economic context and housing and lettings market data for the next item.

2. Mortgage Market Update with Doug Hall & Karl Tidman from 3mc

Mortgage rates have eased in the last few months and many hope that the Bank of England base rate has now peaked.  What does the market look like at the moment - is it time to snap up a bargain or hold fire until bank base rates start to fall?  With an election looming in the USA and UK and other geopolitical factors creating uncertainty, what could 2024 hold for financing your portfolio?

3. Dealing With Damp & Mould with Anand Punj, Public Protection Officer, London Borough of Havering

Since the tragic death of Awaab Ishak after exposure to mould whilst living in social housing in Rochdale, damp and mould has become a priority issue for local authorities. It is a particular challenge for landlords whose tenants may be struggling to afford heating costs and reluctant to improve ventillation and let cold air in.  The causes can be anything from rising damp to condensation or penetration from a water source and may involve delicate negotiation between tenant and landlord.

We hope to have another briefing on a different topic from staff at Havering Council too.
