National Moving Day: Help is at hand
August is the most popular month of the year when it comes to moving house, with next Monday, 19 August, marking National Moving Day.
The national awareness day was set up to promote stress free moving, and with this in mind we are sharing just some of the resources the NRLA has to offer to ensure moving in day goes smoothly for you and your tenants.
Ahead of time
For rental properties in England, our Starting a Tenancy checklist covers everything you need to know about what you should have done, by the time tenants move in.
It is also important to have performed a risk assessment on the property to identify any potential hazards, with a full property condition checklist available here.
Start of tenancy
On the day the tenancy starts it is vital that you provide your tenant with specific documents and information. This protects you legally should anything go wrong, and also ensures tenants have all the details they need. These include:
- A copy of the EICR
- A copy of the gas safety certificate
- The latest version of ‘How to rent: a checklist for renting in England’
- Your contact details for the tenancy
- The keys for the property
- Any manuals for appliances in the property
- A completed inventory
- Any alarm codes or other relevant information
In addition to this, you must also check the smoke and carbon monoxide detectors are working on the day of occupation.
Inventories
Having a sound property inventory in place can help to avoid confusion and misunderstandings between you and your tenant about what items were in the property, or the condition of the property, at the start of a tenancy.
