Course of the month: Mould, condensation and dampness

Dampness, condensation and mould can be a nightmare for landlords and tenants and are considered serious health hazards.

They can be caused either by structural issues within the property, tenants’ lifestyles (for example drying washing indoors) or a combination of both.

And the consequences can be extremely serious. At the end of last year it was revealed toddler Awaab Ishak died as a result of mould in his Housing Association flat in Rochdale, so it is imperative you take action should such issues arise.

This course will provide practical guidance on causes of dampness and condensation, advice to give your tenant and actions you as a landlord should take.

The course, which is suitable for landlords and agents covers:

  • The different types of dampness - rising, penetrating dampness, hygroscopic salts and condensation, and how to identify them
  • The common causes and the solutions
  • The law affecting dampness and condensation
  • The responsibilities and obligations of the landlord, agent and tenant
  • How to reduce the impact and some of the common misconceptions that both tenants and landlords have regarding condensation
  • The importance of heating, ventilation and thermal insulation
  • Practical issues and worked examples

The course costs £32.20 for members and £41.60 for non-members and can be delivered either in person or via eClassroom learning, a course taught online by a trainer in real time via Zoom.
