NRLA responds to Local Government and Housing Committee Report on the state of Welsh PRS
The NRLA welcomes the publication of the Senedd’s Local Government and Housing Committee inquiry on the state of the PRS in Wales, which calls on the Welsh Government to release a formal statement setting out how it will address housing needs across the private rented sector.
The report makes a series of key recommendations that the NRLA supports. For instance, it highlights the critical need for a long-term strategy for the private rented sector in Wales – in our view, this should be a key feature of any effort to address the sector’s ongoing problems.
Likewise, the Committee strongly urges the Welsh Government to introduce measures to resolve the issues surrounding recruitment for environmental health and enforcement roles, which should play a pivotal role in providing more high-quality accommodation across the market through the raising of standards.
In the NRLA’s view, the Welsh Government must articulate a clear vision and strengthen its evidence base through implementation of a regular Welsh Housing Survey to ensure housing policy is informed by robust, reliable data. A number of the conclusions in the Committee’s report support this approach.

“The Committee highlights the critical need for a long-term strategy for the private rented sector in Wales, and this can go a long way towards the development of a Welsh rental market that works in the interests of good landlords and tenants.
“However, although we welcome a number of the report’s findings, we would like to see the Committee and Welsh Government make resolving the sector’s supply crisis a top priority.”
